Why “Scrutiny” Really Matters in Property Investment

Social Media is full of content hyping up “great” property deals, massive returns, fast profits, “guaranteed” growth, "our latest success",etc, etc,.......
All described in the vaguest way possible….. of course.
But here’s a fun little test I always apply:
Ask for the address.
Ask for the contract.
Ask for anything that resembles actual proof.
The response:
Silence.
Ghosted.
Magically too busy to reply.
(Happened to me twice this week, by two different "experts")
That silence?
It’s not just awkward…….. It’s telling you everything you need to know.
Today, with a smartphone, some slick filters, and a bit of online bravado, it’s frighteningly easy to play dress-up and rebrand yourself as a ‘property expert’…. no track record, no scrutiny, just a lot of noise.
But real expertise doesn’t need smoke and mirrors.
It’s specific…… It’s verifiable…… It doesn’t run for cover when questioned.
The real danger?
Taking the hype at face value.
Why not…
- start asking awkward questions
- start demanding real evidence
- start pushing past the pitch and into the facts
Anyone who’s actually done the work……and delivered the results…..won’t flinch when asked to prove it.
SCRUTINY isn’t negativity.
It’s just smart investing, and your best Defence!
